I’ve been driving by the “Oliva” sign posted on Del Obispo in San Juan Capistrano for some time now and have been looking forward to seeing that project get underway. It is located on a nicely graded hill that sits just below the Peppertree Bend neighborhood.

The New Home Company is the project developer and I am a fan of what they did at Lambert Ranch in Irvine. If I’ve followed their origin story correctly, The New Home Company was born largely out of the ashes of the John Laing Home & Laing Luxury Home companies that filed for Chapter 11 in 2009. Both of those companies were behind several high-quality projects in the area (the SeaCrest & SeaPoint developments in Crystal Cove to name two). You can read the exec bios here.

As I was heading home yesterday, I thought I’d stop by and see what stage they were at in construction. To my surprise, I saw a “Model Tour” sign; had they built their models already? I try to keep up on new home releases and hadn’t heard anything about their model release yet… shows what I know…

I pulled up and snapped a few photos; the models looked very nice from the outside. Good curb appeal, nice setback from the street, good looking landscaping. The plans seemed to have larger than normal driveways, too…

I chatted with the sales reps and they told me they had just opened the models to the public on Saturday; OK, so I wasn’t way out of the loop… just a couple of days…

The Casita. I really liked the way the doors folded up and created the seamless space between inside and out. Kudos to the engineers, architects and builders who pulled this off.

The interior design theme for this model was clearly “equestrian”. When I saw this horse head poking out of a wall in one of the bathrooms, I had to smile… In the world of kitsch-meets-art it is always a fine line between avante good taste and a table at Goodwill (no offense to Goodwill – I have spent many afternoons digging for vinyl records there)… I think the designer was going for humor and maybe a devil-may-care thing, but I’d be surprised if as many people got it.

Bold yellow color scheme in this room. I can only imagine it is hard for the interior designers to have to be fresh every time they set the stage in new homes. Kudos.

Takeaway – if you’re in the market for a new home in South County, consider the Oliva project. There are only forty (40) lots, so they should sell out by this time next year. If you’re in the market for a new home, be sure to give me a call so we can discuss the projects in greater detail.

I’m looking forward to The New Home Company’s next project in Newport Coast in the Pacific Ridge neighborhood. They are going to be building out the lots once reserved for Costa Azul models in the lower portion of the neighborhood. Those should sell like hotcakes. If I had to guess, I would say they’ll be in the $3M – $4M range.
