Lambert Ranch in Irvine – Opening Weekend

The New Home Company’s new Lambert Ranch development in the Portola Springs neighborhood of Irvine held their grand opening last weekend and never ones to miss a good party or an opportunity to see the latest and greatest developments in town, Dan and I headed over for the private, invite-only event Friday night for some sneak peaks at the new homes.

The Ranch House clubhouse is a light-filled space that overlooks a large pool, a kids’ pool, and jacuzzi. Newly-planted canary island palms tower encircle the clubhouse’s footprint and abut the old, still-existing Lambert Ranch that sits just up the hill hidden behind a bushy grove of ficus and oaks.

After a quick check-in process at the front, Dan and I headed up to see some of the model homes. There are three (3) tracts within the development – The Field, The Grove and The Hill. The Field is the entry level and scale and cost go up from there.

A detail of the entry at the Model Two home @ The Grove; I find it interesting to see the material use and stylistic choices The New Home Company has made… not incongruous at all but I think novel… a formal cast concrete moulding surrounding a black laquer door, all surrounded by a faux-aged brick with crisp white wood accents… it must be both difficult and exhilirating to design homes; you have to be practical, a tastemaker, stay on budget, do your best to appeal to the masses for sales (the home isn’t for the designers & architects, after all)…

It may not be for everyone, but I really liked the brick wall; it gives the room an instant Monterey-new-construction-on-top-of-a-vintage-building feel. I wonder if this is a standard finish or a builder option… probably the latter…

Plan Three @ The Hill in Lambert Ranch. Something really unique about the Hill is that two of the models – it must have been One & Two – can be purchased on one piece of property and combined into one compound estate – something I have never heard of another builder offering before. I don’t know how many people will excercise the option and buy two homes on one piece of land but I think for the right multi-generational family it could be ideal…
 

On that note, we’ll leave it at that for now. Bottom line? Great neighborhood priced right with no Mello Roos (a huge selling point). Homes are selling now for move-ins in Summer & Fall 2012.

The New Home Bulletin: Great Park Neighborhood Under Construction in Irvine

Carly Barker of the OC Metro had a nice video piece on the Great Park Neighborhood in Irvine which is being developed by Five Point Communities, a development company jointly owned by Emile Haddad and Lennar Homes.

The Great Park Neighborhood website – www.greatparkneighborhoods.com – has a little more info on the upcoming development and I would imagine will continue to update as progress is made and they break ground.

Its going to be really interesting to see how the development unfolds and to see how Five Point Communities and Lennar execute the plan; I have faith it will all come together if the current publicly accessible Great Park is any indicator of future execution…
