The New Home Bulletin: Great Park Neighborhood Under Construction in Irvine

Carly Barker of the OC Metro had a nice video piece on the Great Park Neighborhood in Irvine which is being developed by Five Point Communities, a development company jointly owned by Emile Haddad and Lennar Homes.

The Great Park Neighborhood website – www.greatparkneighborhoods.com – has a little more info on the upcoming development and I would imagine will continue to update as progress is made and they break ground.

Its going to be really interesting to see how the development unfolds and to see how Five Point Communities and Lennar execute the plan; I have faith it will all come together if the current publicly accessible Great Park is any indicator of future execution…

Laguna Beach Oceanfront Home Sales Over the Past 8 Years

You can usually read it before you see the photos…

“…just one house from the sand!”

“…steps away from the beach”

“…so close you can smell the ocean!”

“…almost oceanfront!”

“…ocean side of Pacific Coast Highway!”

Those all descriptors for what I’m sure would be fabulous places to live, but all ultimately are euphemisms for “not on the ocean” and when your client is looking for an oceanfront residence, ocean-close just won’t cut it.

What does that mean to live on the ocean? What is it about an oceanfront home that turns battle-hardened industry tycoons into dreamy-eyed, check-cutting lovebirds where one rocky outcropping and a slight turn of the coast is worth another paltry $2M? Other than being part of a small club of other oceanfront owners (which I’m sure has its own in-group privileges), I think it is safe to say there is something existentially enriching about the oceanfront ownership experience… the ocean that stretches in front of the owner is nothing if not a metaphor for infinity, longevity and maybe even deity as the endless forces of creation churn in boundless cycles… What could be more exhilarating that to live on the ocean and be in a state of communion with that boundless energy?

As agents, we are called on for specific market analyses practically every day in this business, and as much as we’d love to share our findings to keep our broad-based audience up on the latest market goings-ons, we generally don’t have the luxury of time to share even a fraction of the market research we’re called to do. That said, I thought I would share a recent dive into a particular marketplace – oceanfront homes in Laguna Beach, California – because it is a rarefied market, a beautiful thing to ponder and something I thought you might enjoy.

Before we jump into the numbers, I wanted to lay out what we know about these homes – they are in Laguna Beach, they are on the ocean and they are all completely different from each other. That means that the price-per-square-foot numbers (numbers often used as the at-a-glance measure for home valuations) should really be looked at askance and with as much curiosity as say, the offerings of a flower vendor – the choices are myriad, some cost more than others and taste and value is personal.

As a quick thumbnail sketch, number of sales have been: 17 in 2004, 13 in 2005, 18 in 2006, 10 in 2007, 11 in 2008, 13 in 2009, 13 in 2010, and 12 in 2011 (to date); that averages out to a little over 13 ocean front home sales per year… Eight years is not a large historical survey by any means, but it does certainly encapsulate the boom-and-bust macro-market we’ve been through.

On a total sales, office-by-office basis, the Newport Beach Surterre Properties office has outsold all other Orange County brokerages – boutique & multinationals – by over $100,000,000 over the first three quarters of 2011. The same office also had the highest average sales prices @ $1,688,423.

While that’s not all of the brokerages in the area, it does represent the top 40. If anyone is counting, those sales are just a few dollars shy of $4,250,000,000 ($4,249,382,128 to be exact), which is a lot of money. I’d like to know what sales were last year for the same period…

In all fairness, when you add up the regional office sales volumes for larger corporate operations like Coldwell Banker NRT, Prudential California Realty & First Team Real Estate, they pack a punch. Take a look at the numbers here:

OK. So we’re not the 800-lb gorilla, but if you look at it from an office average, the two Surterre offices represented did almost double the amount of business than the other brokerages’ office averages, which is not bad at all.

Tall Ships Festival, Dana Point 2011

If you guys remember, last year we went to the Tall Ships Festival in Dana Point for the first time… we had a great time and I promised to get to that jetty I could see in the distance for a better vantage point next year. Well, next year just came and went and there we were, and better than the jetty, there was a nice little beach there…

This time around, we got to mill about and hop aboard the ships (highly recommended) and then kick back for a bit while they sailed out for a dusky mock battle, which was just grand… warm sunshine, cool breezes, good people, awesome vistas, beautiful sailing ships…

OC Exclusives Team joins Surterre Properties

I’m sure most of you have noticed the new Surterre Properties® logo around ocexclusives.com and I thought, now that it has been a couple of months into the transition, you might enjoy a bit of backstory on the move.

First off, for the uninitiated, the way the real estate industry works is that real estate agents like myself work under a brokerage. We’re free agents of sorts. No paid contracts, just a good partnership with a brokerage. For years, the brokerage I was with was Coldwell Banker and Coldwell Banker was, and still is, a good company. I think I can speak for the team and say that we were all proud to work there when we were there.

So – why the change?

Real estate brokerages run the gamut from faceless internet portals to small, one-agent operations to huge corporate behemoths and, as you can imagine, they are not all created equal. While it is ultimately true that in the real-estate-agent-&-brokerage balance sheet that the agent is 90% of the effective equation, there is a major difference in the development and support of an agent and that’s where good and better brokerages come into play. And when you’re focused on providing the best service in the industry to your clientele, you chart a path. Our path took us from “good” to “better”.

From Good to Better.

Surterre Properties, Monarch Beach Office

Surterre Properties can accurately be described as a boutique brokerage… I’ve been calling it the “Prada of Real Estate” since I started here. Surterre is first-class and completely agent- & client-focused… While I’m sure someone is balancing a budget somewhere, it seems that they spare no expense with their offices and their support teams. The company is eco-conscious, which to me was just a nice ideal looking from the outside in, but now that I’m here, I can see that having an eco-consciousness woven into the DNA of the company produces more than the trendy “green PR” buzz, it produces real results and at the end of the day just feels like plain old-fashioned responsibility. I like that. There are three offices located at premier addresses in Newport Beach, Laguna Beach & Monarch Beach with two more on the way. I like that, too. The level of cooperative & collaborative communication between agents here is remarkable and may be the biggest and best surprise since we’ve been here… I expected courtesy and collegial cooperation but this is different… this is a real collaborative effort to get things done right, with egos (mostly) aside (hey –we’re real estate agents!) and our client needs at the forefront. That’s pretty bitchin’.

From Better to Great.

Long story short, we moved because it was better for our team which means it will be even better for you. We’re really grateful to be here. I’m hopeful the years ahead of us will prove to be even better than the good years past and we’ll see our choice wasn’t just from “good” to “better”, but from “good” to “great”.

Postscript

I think this post would be remiss without recognizing a few of the people behind the company who made it happen and continue to make it happen for all of us.

Gary Legrand, the president, is a gracious person. A natural-born statesman. I hadn’t met Gary when I had joined the company though I kept hearing about him, of course… my natural instinct was the guy had to be some harried super-ego maniac capable of corralling the 300+ other ego maniacs (aka agents) in the company… I had no idea what age he was, what he looked like… nothing… a week after we moved in, someone knocked on my office door, and after shouting “C’mon in!” in walks this guy. I looked at him, stood up and said “You must be Gary.” There was nothing imperial about his entry, I could just tell he was really happy to be in the room and the way he took in the unpacked boxes, the new desks, the unhung artwork said everything… the big smile on his face said “Wow. This is great! It’s working, it’s getting better and I LOVE IT!” I’m hopeful I get the chance to know Gary better.

Paula Ansara-Wilhelm is the Chief Marketing Officer for the company, one of the founders, the brand author (is that a term?) and is a brilliant beaming ray of enthusiasm for the company. Her focus is a sight to behold. She’s the kinder, gentler Anna Wintour of real estate.

Tom Iovenitti is the head of business development (you all remember Tom, right?).

Tom. It’s good to be here.

Our manager, Rick Trevers – forget about it! This guy knows this biz down pat. He has an acute sense of humor and knows his way around a real estate deal. With a smile on his face he’ll say, “I don’t know what you guys were doing before this, and I’m sure it was fun and helps you with your clients, but me? I’ve been in real estate forever… I mean it – FOREVER!” Office meetings with this guy at the helm are like graduate-level classes in real estate. A Californian who kept the best of NYC with him who plays soccer, and based on the limps and twisted ankles he brings in every few days, apparently a mean game of soccer.

Swell September – The Wedge in Newport Beach Breaking Big, Part 02

Round oh-two of big surf days at the Wedge in Newport on September 1st, 2011.

OK. I’m going to say conservatively that from the tip of that boarder’s fin to the tip of his board is seven feet. Pick that little guy up and you can easily get three of him which is a 20’+ face…

Crash landing and a quick prayer to the Wedge gods below that the falls don’t bring him back over. Probably a worthless prayer. He’s goin’ over.

Look at that frosty monster spitting this guy out. Epic!

This wave scares the heck out of me… look at that cloudy fury behind this guy… dang…

As the tide rose, the slapbacks got better and better…

All eyes were on this guy as he washed in… he was out surfing when blackball was up which is a no-no… he went for a wave, caught it, wiped out, his board washed up, the lifeguards grabbed it and he strutted up like “What?!”… the crowd loved it… he got a stern something from the NB lifeguards but I think that was about it…

Swell September – The Wedge in Newport Beach Breaking Big, Part 01

I was driving down PCH mid-afternoon on August 30th and saw that the ocean had big spreading patches of foam along the edges… this used to mean nothing to me but now I know it means surf is pounding the shore enough to cause everything – the kelp, the sand, the water, and probably the fish – to kick up a foamy mess… At me next stop, I checked surfline.com and checked the surf report for the Wedge.

Sure enough – the conditions report said “10-15+ ft.” Yikes! That’s monster surf in these parts… it gets bigger, but that’s pretty big.

Hang on, cuz here we go:

Crystal Cove Bliss for Your Week

Ohhmmmmmmmmm….

Some Crystal Cove beach bliss for the end of the week.

A nice low tide gave us plenty to find… I followed this guy around the mussels for a bit as he searched for a snack on Chez Reef…

After a quick dip in and out of the shells, he came up with gold – crab gold!

I don’t think this was the same bird, but I like the way he stands out crisply against the sand here… I followed him around for a bit and to his credit, he found a nice stinky fish up onshore that he and another fellow mate tore into for about 20 minutes…

I watched these guys head out with a bit of envy… what a day to go paddleboarding…

This guy was out solo pulling up traps… the birds knew the drill and followed him around from trap to trap waiting for him to toss out old bait or the odd small critter that had gotten lodged in the trap…

This fellow beach rover came along for a ride.

The low tide left sea anemones laying about clinging to their rocks everywhere, their opalescent arms and radial sunburst faces otherworldy like fleshy flowers.

There weren’t many, but we did find a few beautiful starfish clinging to the rocks…
